The five-stage development on the southern side of Scott St is one of three Rutherglen subdivisions approved by the council in the past two years.
Mayor Sophie Price said there was a strong demand for housing development right across the Shire.
“Rutherglen has had some new housing land become available and this will certainly assist with the current and future demand,” Cr Price said.
The Scott St site, which consists of three lots, is 750 metres from central Rutherglen.
The residential development will be a mix of allotment sizes and profiles within the low density and general residential zones.
No objections were received from the public, the Department of Transport and Planning or North East Water.
In recommending the application for approval, Indigo Shire’s manager of planning and corporate services, James Turner noted that the development was consistent with the strategic direction of the township and would provide for all the necessary services and amenities to accommodate future residential dwellings.
“Where reticulated sewerage is not available, it will be demonstrated at planning permit stage that the dwellings can be serviced by an on-site effluent management solution,” Mr Turner said in his report.
Plans for the five-stage residential development.
A Statement of Compliance was issued last week for a 59-lot subdivision at 144 Ready Street, Rutherglen, which will now go to Land Use Victoria to issue the titles.
Indigo Shire Council issued a planning permit in February 2023 for the subdivision, which has been the subject of an ongoing dispute since then between residents, the council and developers Wodonga Syndicated Developments Pty Ltd.
The statement will enable the council to ensure compliance with any agreements and conditions placed on the planning permit.
In July last year, Indigo Shire Council approved a 78-lot development plan on a 22 hectare site on the corner of Slaughterhouse and Herrins roads.
Halcon Rutherglen will develop the site over 14 stages.
Cr Price said the council is working with infrastructure providers, including SP Ausnet and North East Water to ensure appropriate services were available for any new subdivisions.
