If approved, the subdivision will be the fourth approved by the council in the past two years.
The subdivision, on the corner of Slaughterhouse and Herrins roads, was recommended for approval but deferred to allow for further discussions with the developer.
The land comprises an area of 21.91ha with the subject site, including an existing residential dwelling that is proposed to be maintained as part of the development.
The proposed Slaughterhouse Road subdivision proposes 74 lots across five stages for future low density residential development with the approved development plan approved by council in July 2024.
When the plan was advertised it garnered significant community interest.
Issues raised included access, services, and impacts to the wider Rutherglen township.
These issues were considered at the time and resolved to the extent possible.
The plans show that lot sizes will range from 2000sqm to 4100sqm with a reserve/park of 3635sqm, which will include a pedestrian connection to Herrins Road.
The plan would also include upgrades to existing surrounding roads with the construction of new roads in Telford Street road reserve and on the site.
In support of the proposal a traffic impact assessment was provided and reviewed by council’s infrastructure team with no objections.
As well as a traffic assessment, a biodiversity assessment was also completed by Red Gum Environmental Consulting.
The assessment identified three scattered native trees and patches of plains woodland and low rises grassy woodland, which are considered an endangered ecological community, to be considered as part of any future development.
All relevant referral authorities have provided consent subject to condition.
Council has concluded that the development will have no impact on flood, erosion or fire risk.
